In the Real Estate market today, homeowners have to go above and beyond in order to get the most out of selling their home. Professional appraisers, whose job is to determine the true market value of your home, know how you should prepare your home for the market now and later. Appraiser Mike Evans, with the American Society of Appraisers (ASA), gives his clients the following advice:
- Refreshing your homes walls and flooring gives interested the buyers an illusion of ?new.? Inside and out, a fresh coat of white paint will automatically erase old, cracking paint, sagging wallpaper, and stains and spills.
- The first impression of your home invites visitors inside for a longer look. Amplify your homes ?curb appeal? by working on the landscaping, cracks and stains on the driveway, and removing extraneous clutter.
- A clean home, both clutter and dust-free, lends to the appearance of more spacious rooms and a brighter atmosphere. Put extra clutter in storage to rid your house and garage of extra junk. Less is more!
- Add square footage. An addition added to your house gives you a higher return value than most other improvements when you go to sell your home. This doesn?t mean that the buyer will pay for the improvements, but your home will attract more buyers once the addition is complete.
- By improving the look of your garage, potential buyers will have room for their ?clutter? and a spacious area for their cars. Add, expand, or improve your garage and you will automatically increase the value of your home.
- The idea of a backyard pool may be enticing, but this renovation can severely decrease your pool of potential buyers. Families with small children mightsee the pool as a potential danger and older couples may see it as an added upkeep and cost. A pool limits your buyers to only those that want a pool.
- Location, location, location! Buying a home in a great location gives you more selling power when you?re looking to move. Proximity to good schools, shopping, attractions, and jobs and distance from crime, business, heavy traffic, and commercial or industrial locations will increase the value of your home and lower the duration of the time it?s on the market.
Evans tells his clients, ?it pays to plan to make home improvement decisions strategically if you may be selling a home in the next few years. Think in terms of increasing the value of your home and not just about design and decor.?
